Our annual tree work is scheduled for Tuesday 01/31/23, Wednesday 02/01/23 & Thursday 02/02/23 (weather permitting) and will be done by Quality Tree Care, Inc. The crews will arrive between 8:30 – 9:00 each day.
The crew supervisor will be on site Monday 01/30/23 to mark trees & put out no parking signs in areas where cars will need to be moved to allow access to safely work. Patriot Disposal will be our new trash collector effective February 1. Some services days will be changing, so please take note of the information in the attached file for pickup days and other guidance that they have provided. Patriot will be providing trash and recycle bins for the entire community free of charge. Those bins will be dropped off on January 28. Residents can take one or both of those if they would like. Otherwise, you can continue to use the same bins you have been using. Remaining bins will be picked up later next week. If you are currently using a bin provided by our current vendor, Republic Services, please leave their bins out on January 30, their last day of servicing our community, and they will take it away. If you take a new trash or recycle bin from Patriot, a service come to haul away your old bins later in the week. Details will be provided shortly. Additional information can be found on Town Square.
2023 first quarter cluster fees of $375 are due January 1. Late fees and processing penalties will be assessed to accounts in arrears on January 31.

Professional Grounds will be on site December 19, weather permitting, for the second of three leaf collections.
Collection can start as early as 7:30 AM and is dusty and noisy. Be prepared to move your car to North Shore if you are concerned about dust. Residents can rake or blow leaves from private property onto common grounds for pick up. Do not block sidewalks, parking spots or impede streets with leaves. It is that time of year again where we introduce our budget for next year. The Board members have been working hard to be fiscally responsible and balance costs during a time of historic inflation. Just like the cost of many goods and services have seen increases, so too have our Cluster expenses. You may recall that in last year’s budget announcement we planned for an increase in cluster dues in 2023 from $375/quarter to $400/quarter. Unfortunately, our costs have increased at a rate even higher than that planned increase. However, the Board is sensitive to the fact that an increase in Cluster dues would only add to the already long list of other things that have gone up in price. With that in mind, the Board has decided to suspend an increase in Cluster dues this year. That cost difference does need to be made up somewhere though. So instead of raising Cluster fees next year, we will use some built up owner’s equity to make of the difference. While we cannot do this every year and an eventual increase is inevitable, we hope that this will give at least a slight break on your budgets. The Board of Directors approved the operating budget for the Association’s 2023 fiscal year, which commences on January 1, 2023. Attached is a copy of the Associations budget summary for your reference. Effective January 1, 2023 the quarterly general assessment fee will remain at $375 per home, per quarter. You will be receiving your new 2023 payment coupon booklet in the mail. If you currently take advantage of the Direct Debit program offered by CMC, you will not receive a new coupon book; however, the new assessment will be deducted from your checking account on the third business day of the month beginning in January. If you would like to take advantage of the Direct Debit program, please contact CMC’s Customer Service Department at 703-631-7200. Funding for the repair and replacement (R&R) reserves is guided by a Reserve Study. The Association is required by law to obtain this study every five years. The Board of Directors, along with a Certified Reserve Specialist and association management (CMC) reviewed and updated the Reserve Study in March 2021. Reserve Contributions for the 2023 included in the assessments are $32,400. A copy of this letter and the budget have been posted on Town Square and mailed to all homeowners.
