Place garbage in properly secured plastic bags or trash cans. Use of trash cans is encouraged to prevent animal destruction. Bags or cans must be placed in front of your own property at the end of your walkway or at the sidewalk in front of the house. When cans and recycling bins are emptied, please return them to your house as soon as possible.
Collection is on Mondays, Wednesdays, and Thursdays, except Thanksgiving, Christmas, and New Year’s. If the July 4th holiday happens to fall on a scheduled day, there will be no service that day, with service resuming on the next regularly scheduled pick up day. Please put your trash, recycling, and yard waste out after 6 PM the night before pickup or before 7 AM the day of pickup. Bulk items may be picked up, but you must call them to arrange for pick up in advance. Please be aware that many items will incur an extra pick up charge. For details we suggest you contact Patriot Disposal Services. Bulk Waste Items: Please contact Patriot Services for info. Recycling Collection is each Wednesday for newspapers, non-corrugated cardboard, aluminum cans, and all plastic bottles and containers with necks. Recycled material must be emptied and rinsed. County law requires that you separate this from the rest of your garbage. Fairfax County no longer accepts glass with your regular recyclables. Yard Waste Bushes and tree limbs must be cut in 4-foot lengths and bound. Holiday trees do not need to be cut up and pick up is in early January. Yard waste should be disposed of in a brown paper bag only. Fairfax County no longer accepts yard waste in clear plastic bags. Never use a black plastic bag because it may be treated as trash.
Special Pickup In order to arrange for pick up you must call the company to arrange for a special pickup of these items. They will give you the date for pickup at that time. Please put your items out the evening before the pickup date.
Residents are encouraged to pick-up and dispose of debris in the vicinity of their homes.
Snow
Plowing will occur when there is 2 or more inches of snow or ice. Please remember that residents are responsible for shoveling the sidewalk in front of their home as soon as possible after the snowfall. It is appreciated if residents can also partake in shoveling common property areas, such as creating pathways from the street to fire hydrants, and for assisting elderly homeowners who are not able to do their own shoveling. Please note that using de-icing salts such as calcium or sodium chloride, ammonium sulfate or ammonium nitrate may cause chemical damage, resulting in scaling or spalling of concrete surfaces such as the sidewalks. Instead, please consider using sand to gain traction during snowy weather.
Lights
We are grandfathered in with Virginia Power on the cost of electricity (very cheap) as long as we do not change the design of the poles. The actual metal of the poles and the pedestals they sit on were installed in the last few years. We recently replaced all of the light bulbs with LED bulbs. Please contact Max Evangelisti or Cynthia Mosteller at 571-926-8767 if you notice light bulbs need to be replaced.
Disclosure Packets
Under the Virginia Property Owners’ Association and the Common Interest Communities Acts, FECA supplies homeowner information packets on request for a fee of $350, payable to CMC Management. Please follow the steps below to obtain a Disclosure Packet.
Go to www.cmc-management.com, select ORDER RESALE DOCUMENTS at the top of the screen in the grey line, the under PLACE AN ORDER, scroll down to COMMUNITYMANAGEMENT CORPORATION. The next page says COMMUNITY ARCHIVES. Register and set up a password with Community Archives. You must identify yourself as SELLER. Follow through the process and plug in the information it asks for, however, if there’s any information you don’t know, put XXX or unknown in the blank…it won’t let you proceed with any blanks. If you have any trouble navigating the website or placing your order, contact Customer Service at Community Archives at 1-800-995-0682 for assistance. Please note: by law we’re allowed 14 calendar days to prepare the documents so they should be ready by the date you need them.

Please help our cluster by volunteering your time! There are any number of volunteer activities available for you to choose from. Get to know your neighbors, roll up your sleeves and make a difference! There are all sorts of volunteer activities. If you like being outside, we have outside volunteer activities; if you would like to work on a committee, we would love to have you do that as well. Is writing your thing?
